Understanding Airbnb’s New Fee Structure
Airbnb now charges hosts a flat 15.5% service fee on every booking worldwide, replacing the previous model where guests paid the service fee. Under this pricing model, guests see one clear, upfront price at checkout, as Airbnb deducts its service fee from the booking subtotal before the host receives their payout
This is a change from Airbnb’s previous split-fee structure, where hosts typically paid around 3% and guests paid approximately 14% on top of the booking cost. Because guests saw additional fees added during checkout, the final price often felt higher than expected which often led to abandoned bookings.
The 15.5% Airbnb service fee is calculated on the booking subtotal, including the nightly rate, cleaning fee, extra guest fees, pet fees, and any other charges set by the host. Put simply, the host receives the booking subtotal minus Airbnb’s 15.5% fee, making it important to price your property strategically to protect your overall returns.
The good news for property owners is that this pricing model can actually benefit your listing. By displaying a single, all-inclusive price upfront, guests enjoy a more transparent booking experience, which can improve confidence and increase the likelihood of securing a reservation. In contrast, when guests are presented with additional fees at checkout, they’re more likely to reconsider or abandon the booking altogether.
While the new fee structure changes how payouts are calculated, it doesn’t have to reduce your earnings. With the right pricing strategy, it’s possible to maintain strong returns while remaining competitive in Airbnb search results. At Guest Guardian, we continuously monitor pricing, demand, and market trends to help maximise occupancy and revenue, so your property stays competitive while we take care of everything else.
